Pending Doesn’t Mean Sold: What Happens to Southern Ohio Homes Under Contract
If you’ve been following our recent county market updates, you’ve seen the “pending” number. Highland County’s most recent update showed 69 pending listings, and Clinton County’s showed 69 as well. That’s a lot of homes sitting in the stretch between an accepted offer and a closing, and for sellers and buyers alike, that stretch deserves more attention than it usually gets.
What “Pending” Actually Means
A pending listing is one where the seller has accepted an offer and the contract is in motion, but the sale hasn’t closed yet. The home is off the market for new showings in most cases, but the deal can still change. Typically, a home stays pending for roughly 30 to 45 days before it closes.
Most pending sales do close. But with that many homes in the pipeline at any given time, it’s worth understanding the three checkpoints where a deal is most likely to hit a snag.
The Three Checkpoints That Matter
The inspection. The buyer’s inspector reviews the home, and the buyer may ask for repairs or a credit. In a market where buyers have a bit more room to negotiate than they did a few years ago, this is a common point of discussion. A reasonable, organized response from the seller’s side keeps things moving.
The appraisal. The buyer’s lender orders an appraisal to confirm the home supports the loan amount. If the appraised value comes in below the contract price, the deal usually needs to be renegotiated. This is one reason accurate pricing from the start matters so much: a price grounded in real comparable sales is far more likely to appraise.
Final loan approval. The lender completes underwriting and issues final approval. With conventional rates currently running above 7% in our region, many buyers are watching their monthly payment closely, which makes the strength of a buyer’s financing worth a closer look when you’re weighing offers.
Why This Matters Right Now
With rates elevated and homes taking longer to sell than they did during the 2020 to 2022 run, sellers who finally get an accepted offer understandably want to see it through. A few practical habits tend to help:
- Look past the price when comparing offers. A strong pre-approval and a reasonable closing timeline can be worth more than a slightly higher offer with shakier financing.
- Respond quickly. Fast answers to requests from the title company, the lender, or the buyer’s agent can save days.
- Price for the appraisal. Pricing based on real, current comparable sales gives your home its best chance of appraising at contract price.
- Stay flexible on timing where you can. Small accommodations on closing date or possession can keep a deal on track.
What This Means Going Forward
As long as financing remains the main hurdle for many buyers, the pending-to-closed stretch is likely to remain the most closely watched part of a sale. Sellers who understand the checkpoints and work with an agent who manages them actively are better positioned to turn a pending listing into a closed one.
